Phase III - Courtyard and District Office

The General Trades Contractor began installing wall tile in the new vestibule area. There were some deficiencies noted with the installation that were discussed during a field walkthrough. The General Trades Contractor is taking corrective action and will work to ensure a better quality finished moving forward in the corridors. Additionally, the General Trades Contractor applied moisture mitigation and prepped the concrete to receive new flooring. The Mechanical Contractor completed the installation of the new roof top unit, and the unit was started up. The Electrical Contractor ordered new thinner light fixtures in lieu of reusing existing due to ceiling elevation issues with new ductwork.  
 
Outside, the concrete walkway to the new vestibule was prepped and poured. Some additional concrete was removed near the flagpole to accommodate an slight elevation change. Due to all the concrete directly adjacent to the flagpole remaining, the new flagpole light is going to be mounted on a concrete pedestal in the lawn area in lieu of being mounted to the pole.

The General Trades Contractor made all the layout modifications noted in the change order issued last month. This included the installation of a new steel column at the vestibule. The General Trades Contractor also continued priming and painting walls and installed new exterior windows throughout both spaces. Additionally, The General Trades Contractor began installing acoustical ceiling grid and dropping border tiles. The Plumbing Contractor made final connections to the existing building plumbing to accommodate the new sink in the District Office Break Room. The Mechanical Contractor delivered the new roof top unit, set the unit in place, and began making final connections. The old units were removed and the curbs were capped. The Electrical Contractor completed the wiring at the new roof top unit and began installing devices 
such as power receptacles and switches.

The General Trades Contractor began priming and painting walls where possible. The new drop box in the treasurer’s office was installed, and the new exterior metal panels were measured up and put into production. The Plumbing Contractor installed domestic water and drainage pipe for the new sink in the district office break room. The Electrical Contractor installed the new power outlet within the floor of the conference room and pulled wire through previously installed conduit for the new roof top unit. The roof top unit is expected to arrive April 6th.

Regarding modifications to the project, a change order has been processed to infill a portion of the transaction window at the vestibule, swap a framed doorway into a cased opening, remove an existing steel column and relocate with a new smaller steel column. That change order was approved Monday March 30th, the General Trades Contractor has scheduled the remaining carpentry work to recommence towards the middle of next week. The tile installation has been scheduled to start the week of April 13th.

February 2026

The General Trades Contractor completed the installation of the gypsum wall board including all finishing work such as mudding, taping, and sanding. The Plumbing Contractor completed the in-wall plumbing rough for the new corridor drinking fountain located outside the new business suite. The Electrical Contractor relocated an existing electrical panel from within the old computer lab to the new electrical closet directly outside the new business suite. Additionally, the Electrical Contractor pulled new wiring through previously roughed conduit and is waiting for the walls to receive primer and their 1st coat of paint before installing devices.

Outside, the General Trades Contractor installed rigid insulation and exterior grade sheathing with a pre-applied vapor barrier at the courtyard infill. Additionally, the roof was tied into the new wall system per the details provided by the Architect.

Regarding modifications to the project, a change order has been processed to add wall tile to the new wall sections within corridor 002 which is the corridor that adjoins the District Office and Business Suite. That tile order has been released, and the General Trades Contractor is working to get that tile onsite. A few other recent modifications were received in regards to infilling a portion of the transaction window at the vestibule, swapping a framed doorway into a cased opening, removing an existing steel column and relocating with a new smaller steel column, and shifting the interior set of vestibule doors. That change has been received by the applicable contractors and is being priced up 
for review. Priming and painting of the rooms not affected by the change will start in March.

The General Trades Contractor began installing the insulation and gypsum wall board. They are tracking about 80% complete with the remaining 20% to be completed within the first two weeks of February. The plumbing Contractor completed the in-wall plumbing rough within the Business Suite for the new Kitchenette and began installing new pipe for the Corridor drinking fountain. The Mechanical Contractor completed all above ceiling and in-wall rough and is awaiting the completion of the walls and ceiling to start installing grills and diffusers.

The General Trades Contractor completed the metal stud framing and began installing the insulation and hanging the gypsum wall board. The Electrical Contractor completed the in-wall electrical rough, and The Mechanical Contractor started roughing in the new ductwork and piping. Outside in the corridor, the General Trades Contractor removed a section of lockers and completed the wall infill.

Gypsum Board Installation

November 2025

The General Trades Contractor has completed most of the metal stud framing at both the interior and exterior portions of the building. The in wall electrical rough is ongoing and will continue into mid-December. The Mechanical Contractor is expected to receive most of their equipment the week before the Holiday recess and will work over the holiday recess to install much of their associated piping. The General Trades Contractor will receive a shipment of gypsum wall board and insulation the first week of December and will commence with the installation towards the end of December.

The General Trades Contractor has completed selective demolition within both the District Office and Business Office. The mechanical, electrical, and plumbing trades have been working alongside the General Trades Contractor performing disconnects and removals. The General Trades Contractor has started installing metal stud framing within the new spaces and will continue with studs and board in November. Outside, the General Trades Contractor has completed the removal of the sidewalk section and started installing the new building foundations.

The Phase III Sitework contractor completed all work within the courtyard and turned it over to the Turf Contractor for installation of the new turf. All work within the courtyard was completed by the middle of August.

The Phase III Site Contractor continued work within the main High School Courtyard; new drainage has been installed, the subgrade was prepped, and a portion of the new concrete sidewalk was poured.
